A Colorado winter listing has to compete with sunny, green listings from the same market, and it has fewer hours of daylight to do it. The good news is that winter homes can photograph beautifully. Warm interiors, clean snow and a glowing dusk exterior all feel inviting. The preparation is what makes the difference.
Plan around the short days
Our shoots run on weekdays from 11 am until an hour before sunset. In December and January, sunset comes in the late afternoon, which means the window is much shorter than in summer. Book early in the week if you can, and avoid leaving the shoot to the last day before a listing goes live. If you want a twilight exterior, plan for it: dusk arrives early, which can actually make a real twilight shoot easier to schedule than in July.
Book online at least 24 hours ahead. For same-day or weekend shoots, call or text and we will do our best to fit you in.
Deal with snow before the photographer arrives
- Shovel the walk, the driveway and the porch. A clear path to the front door reads as welcoming. A half-cleared walk reads as neglected.
- Move cars off the driveway and the street in front of the home. This matters year-round, but snow piles make it easy to forget.
- Leave clean snow in the yard. Fresh, even snow in a backyard looks good. Footprints, dog mess and plow piles do not. If the yard is messy, tidy it, or let us shoot the back from a window.
- Knock down icicles and clear gutters if you can do it safely. Large icicles can look dramatic, but they can also look like a maintenance problem.
If a storm hits the day of the shoot, call us. Interiors can usually go ahead in most weather. Exteriors and drone flights may need to be rescheduled, and rescheduling is free.
Make the interior bright and warm
Winter light is lower and cooler than summer light, so interiors benefit from extra help.
- Turn on every light. That includes lamps, under-cabinet lights, closet lights and porch lights. Replace any burned-out bulbs, and try to use bulbs of the same color temperature in each room.
- Open every blind and curtain. Winter sun is precious, and bright windows make rooms feel bigger. We blend multiple exposures so the view outside stays visible instead of blowing out.
- Light the fireplace only if it is safe and clean. A lit fire can look cozy, but a messy hearth does not. Ask your photographer first.
- Add warmth with simple touches. A neutral throw blanket on the sofa or fresh towels in the bathroom make a home feel livable.
Clear the winter clutter
Winter brings piles of coats, boots, scarves and salt-stained mats. Put them away before the shoot.
- Hang coats in closets or move them out of sight.
- Store boots, snow tools and sleds in the garage or a closet.
- Remove wet doormats and floor salt, which show up clearly in photos.
- Take down holiday decor, or keep it minimal and neutral. Strong personal or religious decor can distract buyers.
Our free home prep checklist covers every room and is easy to send straight to your sellers.
Show the yard and the views, even in winter
Buyers still want to see the lot. Snow does not hide the size of a yard, and bare trees often open up mountain views that are blocked in summer. Aerial photos are included free with every package where weather and FAA airspace allow, so ask about a drone flight. Wind is the usual obstacle in winter, and we only fly in safe conditions.
If the yard looks rough under snow, focus on what is attractive: a covered patio, a view, a fire pit or a hot tub. If a spring or summer photo set is available from a past listing, you can add a few later, but make sure photos are not misleading.
Consider a virtual twilight for dreary days
Gray winter afternoons can make exteriors look flat. A twilight image has a warm glow against a deep blue sky, which helps a listing stand out in search results. A real twilight is $195 per shoot, and a virtual twilight is $35 per photo. Read our guide on real vs. virtual twilight photos to decide.
